Frequently asked questions

Can I publish on external portals (ImmobilienScout24, Idealista, Rightmove)?
We are working on XML feed integration with the main European portals (ImmobilienScout24, Immowelt, Immonet, Homegate, Idealista, Rightmove, Immobiliare.it). Currently manual Excel/CSV export. 2026 roadmap: automatic publishing on request.
Does it calculate rent indexing automatically?
Yes. Automatic annual indexing based on local rent benchmarks: ISTAT (Italy), Mietspiegel (Germany), indexed rent (Austria), mortgage reference rate (Switzerland). Rent cap rules (Mietpreisbremse DE) supported. Automatic notification to owners and tenants. Calculation history archived.
Does it issue e-invoices for commissions?
Yes. XRechnung B2B per EN 16931 (mandatory for B2B customers in Germany from 2025). Automatic VAT calculation, social charges. Delivery via Peppol network or email attachment. Also QR-bill for Switzerland and FatturaPA via SDI for Italy.
How many agents can I add?
Unlimited user accounts (agents, front office, accountant). You pay only for concurrent active sessions, not per registered user. Example: agency with 10 freelance agents + 2 office staff → the base bundle is enough because they don't all work at the same time. If you need more concurrent sessions, they're available as an add-on — contact us for sizing.
Can I register contracts with tax authorities automatically?
We generate the full dossier (sale contract draft, land registry template, energy certificate, notary fee calculation) ready to hand over to the notary. Direct integration with notary software (e.g. RA-MICRO, AnwaltsOffice in DACH) and land registries is available on request as a custom setup. For Italy we are working on direct telematic registration with Agenzia delle Entrate.
Can I import data from another agency software?
Yes. We support CSV/Excel import for properties, clients, contracts, negotiations. For full migrations from FlowFact, OnOffice, Idealista CRM, Apto, EstateOffice, propstack, ConneXion contact us — the import is free for new customers.
Does it work for properties in multiple European countries?
Yes. Multi-country support for energy documents: APE (Italy) + Energieausweis (Germany/Austria) + GEAK (Switzerland). XRechnung Germany/Austria + QR-bill Switzerland + FatturaPA Italy. Multi-currency EUR/CHF. Agencies with cross-border clients (e.g. South Tyrol, French Riviera, Swiss border) can work without buying foreign software.
Can I cancel anytime?
Yes, anytime from the subscription page. The monthly plan ends at month-end. The annual plan stays active until expiry. Full data export (CSV + PDF) is guaranteed for 30 days after cancellation.
